Electrical System

SCOPE OF WORK

The Electrical & ELV scope of work includes the design, supply, installation, testing, commissioning, and handover of complete and fully operational Electrical and ELV systems in compliance with project requirements, applicable international standards, and local authority regulations.

1. Design & Engineering

• Verification and optimization of Electrical load calculations, maximum demand assessment, and diversity analysis in accordance with applicable standards.

• Verification and optimization of Essential load requirements, and selection of UPS and Generators.

• Verification and optimization of power distribution system design to enhance safety, reliability, and energy efficiency, including:

o Preparation of Load Schedule and single line Diagram.

o Main Distribution Boards (MDBs), Sub-Main Distribution Boards (SMDBs), and Distribution Boards (DBs) selection.

o Phase balancing.

o Volt Drop calculation.

• Verification and optimization of Lighting system design in accordance with project specifications, including:

o Illumination level calculations (lux levels).

o Lighting layouts and lighting control strategies.

o Energy-efficient lighting solutions (LED).

• Verification and optimization of Design of earthing and equipotential bonding systems.

• Verification and optimization of Design of lightning protection systems in accordance with applicable standards.

• Verification and optimization of ELV system design, including:

o Structured Cabling System (SCS).

o CCTV surveillance system.

o SMATV / IPTV system.

o Access control system.

o Wi-Fi and wireless network.

o Background Music (BGM) / Public Address (PA) system.

o Intercom and video intercom systems.

o Building Management System (BMS).

o Guest Room Management System (GRMS).

o Home Automation System.

o Car Park Management System.

• Preparation of Electrical and ELV drawings, including:

o Single-line diagrams (SLDs).

o Layout drawings and schematics.

o Control philosophies and interface diagrams.

• Coordination with architectural, structural, HVAC, fire fighting, and IT systems.

• Compliance with internation codes, and local authorities’ regulations.

• Value engineering to optimize capital cost, operational cost, and system performance.


2. Supply of Equipment & Materials

Power Distribution Systems

• MDBs, SMDBs, and DBs complete with MCCBs, MCBs, RCCBs, and Surge Protection Devices (SPDs).

• Transformers, generators, and UPS systems (where applicable).

3. Installation & Construction

• Installation of all Electrical and ELV equipment in accordance with approved shop drawings, specifications, manufacturer recommendations, and ID requirments.

• Laying, dressing, termination, labeling, and identification of all power and ELV cables.

• Installation of cable containment systems with proper routing and segregation.

• Installation of lighting fixtures, switches, sockets, and wiring accessories.

• Installation of emergency lighting systems and exit signage.

• Installation of earthing and lightning protection systems.

• Installation of ELV systems, considering all required integration with existing systems in the building including:

o Structured cabling outlets, racks, cabinets, and patch panels.

o CCTV cameras and control equipment.

o SMATV distribution networks.

o Access control devices and door interfaces.

o Wi-Fi access points and network equipment.

o BGM / PA speakers and control equipment.

o Building Management System (BMS) controllers and Field devices.

o Guest Room Management System (GRMS) controllers and Field devices.

o Home Automation System controllers and Field devices.

o Car Park Management System sensors monitors and equipment.

• Coordination with other trades to avoid clashes and ensure smooth execution.

• Implementation of safety measures and quality control procedures during installation.


4. Testing, Inspection & Pre-Commissioning

• Insulation resistance and continuity testing of power and lighting circuits.

• Earth resistance testing and verification of earthing systems.

• Testing of illumination levels and emergency lighting autonomy.

• Testing, certification, and labeling of structured cabling systems.

• Pre-commissioning inspection and functional testing of all ELV systems.

• Verification of labeling, identification, and safety compliance.


5. Commissioning & Authority Approval

• Energization and commissioning of power distribution systems.

• Functional testing and commissioning of lighting and lighting control systems.

• Commissioning of ELV systems.

• Integration testing with BMS, Fire Alarm, and Security systems, where applicable.

• Coordination with consultants and authorities for inspections and approvals.

• Rectification of any deficiencies identified during commissioning or authority inspections.


6. Documentation, Training & Handover

• Submission of complete as-built drawings, layouts, and single-line diagrams.

• Submission of Operation & Maintenance (O&M) manuals, warranties, and technical data sheets.

• Submission of test reports, certificates, and compliance documentation.

• Training of client and facility management personnel on system operation and maintenance.

• Final handover of the Electrical and ELV systems in a fully operational, tested, and approved condition.
