HVAC System

The HVAC scope of work includes the design, supply, installation, testing, commissioning, and handover of a complete and fully operational HVAC system in compliance with project requirements, applicable international standards, and local authority regulations.

An HVAC system is designed to maintain indoor comfort by regulating temperature, humidity, and air quality. It includes three main components: heating, ventilation, and air conditioning. Heating systems keep spaces warm, especially in cold weather, using furnaces or heat pumps. Air conditioning provides cool air during hot weather, using refrigerants. Ventilation ensures fresh air circulation, removing moisture and pollutants. Proper HVAC maintenance is crucial for efficiency, air quality, and energy savings.

1. Design & Engineering

  • Verification and optimization of Heat gain and cooling load calculations in accordance with ASHRAE standards.
  • Verification and optimization of Smoke management system design and calculations in compliance with local authority and Civil Defense requirements.
  • HVAC system selection, zoning, and configuration to ensure optimal thermal comfort, energy efficiency, and operational reliability.
  • Verification and optimization of industrial kitchen extracting system
  • Verification and optimization of Indoor environmental design criteria in accordance with project specifications, including:
    • Temperature and relative humidity requirements
    • Noise criteria (NC/NR levels) for all conditioned spaces
    • Indoor air quality (IAQ) and fresh air ventilation requirements
  • Preparation and submission of detailed HVAC drawings, including:
    • Equipment layout drawings
    • Ductwork layouts with sizing and routing
    • Chilled water and/or refrigerant piping layouts
    • Control schematics and detailed sequences of operation
  • Selection of HVAC equipment with high energy efficiency ratings and compliance with sustainability requirements.
  • Full coordination with architectural, structural, electrical, plumbing, fire protection, fire alarm, and BMS systems.
  • Compliance with all applicable local authorities’ regulations and international standards.
  • Value engineering proposals to optimize capital cost, operating cost, and energy consumption without compromising performance or quality.

Ductwork Systems
  • GI , PI, fire rated,  MS, and SS ductwork complete with thermal and acoustic insulation
  • Volume control dampers, fire dampers, smoke dampers, and motorized dampers
Piping Systems
  • Chilled water pumps complete with valves, accessories, and controls
  • Chilled water heat exchangers complete with valves, accessories, and controls
  • Chemical dosing system complete with valves, accessories, and controls
  • Chilled water piping with all required valves, fittings, and accessories
  • Thermal insulation and protective cladding
Air Distribution & Controls
  • Diffusers, grilles, registers, and louvers
  • HVAC control components including thermostats, sensors, actuators, and control panels
  • Integration with BMS, GRMS, and Home Automation systems
  • Vibration isolators, noise attenuators, and acoustic treatment as required

3. Installation & Construction

  • Installation of all HVAC equipment in accordance with approved shop drawings and manufacturer recommendations.
  • Fabrication and installation of all types of ductwork systems, including hangers, supports, and accessories.
  • Installation of chilled water and refrigerant piping systems with proper supporting and insulation.
  • Installation of air distribution devices, dampers, and balancing devices.
  • Installation of HVAC-related electrical power wiring and control cabling.
  • Installation and integration of control systems with BMS, GRMS, and Home automation systems.
  • Coordination with all trades to avoid clashes and ensure smooth execution.
  • Implementation of approved safety procedures, quality control, and inspection plans throughout construction.

4. Testing, Inspection & Pre-Commissioning

  • Pre-commissioning inspection and verification of all HVAC systems and equipment.
  • Pressure testing, flushing, and chemical cleaning of chilled water systems.
  • Duct leakage testing in accordance with project specifications and standards.
  • Testing, adjusting, and balancing of air and water systems to achieve design flow rates.
  • Measurement and verification of:
    • Space temperature and relative humidity
    • Noise levels within conditioned areas
    • Functional operation of controls, interlocks, and safety devices

5. Commissioning & Authority Approval

  • Start-up and commissioning of all HVAC equipment and systems.
  • Performance testing to confirm compliance with design criteria and specifications.
  • Demonstration of system operation under various load and operating conditions.
  • Coordination with consultants and authorities for inspections, testing, and approvals.
  • Rectification of any deficiencies identified during commissioning or authority inspections.

6. Documentation, Training & Handover

  • Submission of complete as-built drawings and final HVAC layouts.
  • Submission of Operation & Maintenance (O&M) manuals.
  • Submission of test reports, warranties, certificates, and equipment datasheets.
  • Training of client and facility management personnel on system operation and maintenance.
  • Final handover of the HVAC system in a fully operational, tested, and approved condition.
